Fall Update

While sales are slow (compared to 2005) the number of active listings in Heritage Hunt is down to 19 from a high of 62 in the spring! With nearly 2000 homes in HH that represents only 1% on the market. This is good for sellers and not so good for buyers as the number of choices is down. That 19 includes all condo, attached and detached resale home listings. The builder has nearly sold out on their lots and the area across from the Marsh mansion will now be used for SF homes and not additional condo buildings.

Regency at Dominion Valley also has very few resale listings. Most of these are actually Toll Bros resales vs a homeowner. Contact me for additional info on the above 2 communities or several others in PW and Fauquier Counties.

Spring Statys

While sales for Adult Communities over the winter were very poor it looks like the Spring has picked up. April sales matched all of those for the previous 5 months and May is on the same track.  Value has to be a prime motivator as the sale prices are down 30 to 40 percent from the peak in late 2005. Heritage Hunt is nearly completed with the SF buildout with about 15 lots left to sell (out of 2000 homes) and Regency at Dominion Valley will be opening a new 55+ section shortly (to the North of the current community).

Resale Status 8/14/2007

There are currently 48 resale listings in Heritage Hunt (not counting For Sale By Owner homes). This number is down from a high of 62 in early spring.  While prices have continued to decline over the past 18 months the decline appears to be slowing.  Prince William County in general has had 3 consecutive months of slight improvement in the resale area. Specifically, the number of resale homes on the market has declined each month (slightly) and the number of sales has increased (slightly). While the numbers are far from 2005 stats the gradual improvement may be indicating the bottom of the housing slump for this area. Another positive influencing factor for HH is that the builder will be closing down the single family home sales around the end of the year. That will force those desiring to be in Heritage Hunt to buy resale. Contact me with any questions
